Alojamento Local
The specifics of hosting done right — guest invoicing, imposto do selo and tourist-tax reporting, handled properly so your property stays compliant.
Everything your AL property needs
Short-term rental in Portugal carries obligations that ordinary letting does not. One point of contact for all of them — registered correctly, filed on time, nothing missed.
Payroll management
Salaries, Segurança Social contributions and IRS withholding processed for any staff you employ — cleaners, co-hosts or a management team.
Guest invoicing
Compliant invoices issued for every stay — including bookings taken through Airbnb, Booking.com and other platforms — and communicated to the AT.
IVA (VAT)
Accommodation is a VAT-liable activity. We confirm whether you fall under the Art.º 53 exemption or must register, and file your periodic returns.
Imposto do selo
Stamp duty assessed and settled where it applies to your situation, so nothing is left outstanding against the property.
Tourist tax reporting
Municipal tourist tax collected, declared and paid to the câmara municipal on the required schedule, with clean records behind it.
Annual IRS return
Your AL income declared correctly — Category B or Category F, whichever applies — with every deduction you're entitled to applied.
Built for short-term rental owners
First-time hosts
About to list a property and wanting the registration, tax regime and invoicing set up correctly from the first booking.
Established operators
Already hosting, with several units or platforms to reconcile, and ready to hand the recurring admin over.
Non-resident owners
Letting a Madeira property from abroad and needing a local accountant to keep the obligations current.
Short-term rental accounting
Priced per property. Portfolio rates from two units.

Good to know
Should my AL income be taxed under Category B or Category F?
Short-term rental is a business activity and is normally taxed under Category B. In certain circumstances owners may opt for Category F instead. Which works out better depends on your income, costs and personal situation — we run the comparison before anything is filed.
Do I still need to invoice if Airbnb or Booking.com collects the payment?
Yes. The platform commission is a separate matter from your own obligation to issue an invoice for the accommodation you provide. We handle the invoicing and reconcile it against your platform payouts.
What if my property is already listed but never properly registered?
We review where you stand, complete the registration, and regularise any declarations or payments that are outstanding — then keep the ongoing obligations on schedule.
